Pismo Terrace: Kitchen & Restroom Cabinetry for a 50-Unit Apartment Complex
A look at how California Woodworking fabricated and installed complete kitchen and restroom cabinetry packages for all 50 units at Pismo Terrace in Pismo Beach, California — a prevailing wage multi-family project requiring consistent quality across every unit.

Pismo Terrace — Pismo Beach, CA
Multi-family projects at scale demand something most cabinetry contractors struggle to deliver: consistent quality across dozens of units, on a prevailing wage job site, on schedule. At Pismo Terrace in Pismo Beach, California, California Woodworking fabricated and installed complete kitchen and restroom cabinetry packages for all 50 apartment units — delivering the same quality on unit 50 as on unit 1.
The Project
Pismo Terrace is a four-story, 50-unit apartment complex situated in Pismo Beach, CA. The project required a full cabinetry package for every residential unit — kitchen cabinetry with countertops and a restroom vanity in each. With 50 units to complete under prevailing wage requirements, coordination, prefabrication efficiency, and installation precision were critical to keeping the project on schedule.
California Woodworking was brought in to handle all cabinetry scope from shop drawings through final installation. Every cabinet was custom-fabricated in our Oxnard shop using CNC technology, then palletized, labeled by unit, and delivered to the site ready for installation.
Kitchen Cabinetry
Each unit received a full kitchen cabinetry package: upper and lower cabinets spanning the full wall width, a light-toned solid surface countertop, and integrated appliance accommodation including range, dishwasher, and refrigerator. The clean white finish and slab-style door profile were selected for their durability and ease of maintenance in a rental environment.

The open-door inspection photo above shows what we're proud of: the construction quality behind every door. Full-extension soft-close drawer slides, clean interior finishes, and solid box construction throughout — not just on the surfaces that show.
Unit Configurations
Not every unit is the same. Pismo Terrace includes both straight-run and L-shaped kitchen layouts depending on the floor plan. California Woodworking fabricated custom cabinet packages for each configuration — every set of shop drawings tailored to the unit, every box built to fit.

The L-shaped units show one of the more rewarding aspects of the job — the view from the upper floors looking out over the hills of Pismo Beach. Clean white cabinetry, light countertops, and natural light through a large window. The result is a bright, functional kitchen that feels larger than its footprint.
Hardware & Interior Detail

Every base cabinet drawer stack was built with full-extension soft-close slides for smooth, reliable operation across years of residential use. Corner base cabinets were fitted with full-height lazy Susan units — maximizing storage in a space that would otherwise be wasted. The drawer boxes and cabinet interiors are finished inside and out — the same standard we apply on every job, regardless of project type.
Restroom Vanity Cabinetry

The common area restrooms received custom vanity cabinetry with integrated solid surface countertops and ADA-compliant open knee clearance. The white cabinet finish ties the restroom to the residential units while the warm-toned solid surface countertop adds a refined, hotel-like quality to the space. Open knee clearance was incorporated per ADA standards, with the plumbing neatly routed and concealed.
Prevailing Wage & Scale
This project was bid and executed as a prevailing wage job, requiring certified payroll, DAS 140 apprentice documentation, and compliance reporting throughout. At 50 units, the logistical challenge is not just fabrication — it’s coordinating delivery sequencing, unit access, and installation phasing across a multi-story building while other trades are active. Our team managed all of this through tight coordination with the general contractor, delivering every unit on schedule.
Prevailing wage work requires a cabinetry contractor who knows the compliance paperwork inside and out. California Woodworking handles certified payroll and DIR documentation in-house — no learning curve, no compliance gaps for the GC to manage.
